Older Tempe Homes: Extension Springs and Aging Hardware

Much of the housing in the City of Tempe (opens in a new tab) was built between the 1960s and 1980s, and garage doors that old often run on different hardware than a newer home. Some older doors use extension springs, which stretch along the horizontal tracks on each side, instead of a torsion spring on a bar above the door.

Extension springs should each have a safety cable running through them, so a spring that breaks stays contained instead of whipping across the garage. On older doors that cable is sometimes missing or has been removed. Openers Made Before 1993 Should Be Replaced, Not Repaired

If your opener is older than 1993, it may have no photo-eye sensors at all. Federal rules have required automatic reversing and entrapment protection on residential openers since 1993. An opener built before that may not stop or reverse if a person, pet or car is under the door.

Look near the floor on both sides of the door opening. Current openers have a small sensor on each side, mounted low, typically no more than about 6 inches up. If there are no sensors, or the opener is so old nobody knows its age, we recommend garage door opener replacement rather than repair. A new belt drive opener is also far quieter, which matters in older homes where a bedroom sits over or beside the garage.
