Custom, Carriage and Full-View Doors

Many Scottsdale (opens in a new tab) homes, especially the larger custom homes in north Scottsdale, have doors that are heavier and less standard than a typical tract-home door. Custom wood, carriage-style and modern full-view aluminum and glass doors all ride on the same basic system of springs, cables, drums and rollers, but they leave less room for error.

Weight is the main issue. A spring has to be sized to the door it lifts, and a heavy wood door needs a very different spring than a hollow steel door of the same width. A spring that is too light or wound with the wrong number of turns wears out early and can make the door dangerous to lift by hand. On these doors we calculate the spring from the door itself, which is why torsion spring repair on a custom door is not a parts-swap.

Openers matter too. Garages with tall ceilings, high-lift track or a finished ceiling often suit a wall-mount (jackshaft) opener, which mounts beside the door and frees the ceiling. Our garage door opener installation page explains when a wall-mount unit is the better fit.

Heat on Dark and Glass Doors

Scottsdale summers routinely pass 110 degrees, and dark doors and full-view doors take that heat hard. A dark finish absorbs more sun, wood finishes dry out and need recoating sooner, and weatherstripping and bottom seals harden and crack, especially on doors facing west.

Full-view aluminum and glass doors look sharp but usually insulate far less than an insulated steel door, so the garage behind them gets hot. That heat is hard on opener circuit boards and backup batteries. If you are choosing a new door and the garage connects to living space, compare insulation values: DASMA's guide to R-value and U-factor for garage doors (opens in a new tab) explains why U-factor tells you more about the whole door than the R-value of the insulation alone.

Signs heat is getting to your door: - Seals that are stiff, cracked or letting light in at the bottom - An opener that works in the morning and acts up in the afternoon - Louder operation as lubricant dries out on rollers and hinges - Wood that looks dry or faded on the sunny side of the door

Replacing a Door Under HOA Architectural Review

In much of Scottsdale, a new garage door needs HOA architectural approval before it goes up, because it changes the look of the house from the street. Plan for that step before you order. Ask us to put the exact door model, material, color and window layout on your written estimate, and attach it to your HOA application.

Repairs that do not change the door's appearance, such as springs, cables, rollers and openers, normally do not need approval. When replacement is the right call, we install doors from Clopay, C.H.I. and Unique and haul the old door away. Our garage door replacement page covers materials, insulation and the installation visit.

Questions

Scottsdale Garage Door Questions

Do you serve Scottsdale, including north Scottsdale?

Yes. Scottsdale is one of the ten East Valley areas we serve from our base in Chandler. Same-day service is our standard, not an upcharge, and every job starts with a free estimate before any work begins. Call (602) 680-9700 with your address and what the door is doing, and we will give you a time window for the visit.

Can you repair a custom wood or full-view glass garage door?

Yes. The springs, cables, rollers and openers on custom wood, carriage and full-view aluminum and glass doors work the same way as on any sectional door; they are just heavier and less forgiving. We size springs to the door's actual weight and handle glass and wood panels carefully during the repair. If a damaged panel needs replacing, we will tell you what is available before quoting.

Why did the spring on my heavy wood door break so soon?

The usual reason is sizing. A spring has to match the door's weight and be wound with the correct number of turns. If a previous repair used a spring that was too light, it works harder on every cycle and fails early. Heavy use and rust shorten spring life too. We size the replacement to your door and can offer higher-cycle springs if the garage gets a lot of use.

Does my HOA have to approve a new garage door?

In many Scottsdale communities, yes. Most HOAs review door style, material, color and windows before a replacement. Check your community's architectural guidelines first, then send the HOA the exact specifications from your written estimate. Repairs that leave the door looking the same, such as new springs, rollers or an opener, normally need no approval.

What opener works best with a tall or finished garage ceiling?

A wall-mount (jackshaft) opener is often the best fit. It mounts on the wall beside the door instead of hanging from the ceiling, which keeps the ceiling clear for storage, lighting or a car lift and suits high-lift track. Belt-drive ceiling openers are a quieter alternative to chain drive where a standard layout works. We will look at the garage and recommend one.
