How We Diagnose a Garage Door Problem

A good repair starts with the cause, not the symptom. A door that will not close can be a sensor, a spring, or an opener forcing a door that has lost its balance. Replacing the wrong part costs you money and leaves the real problem in place, so every visit follows the same steps.

On the phone. We ask what the door is doing, what you heard and whether it is open or closed, so the technician arrives with the likely parts.
Watch it run. If it is safe to operate, the technician runs the door on the opener and watches for hesitation, noise and uneven travel.
Balance test. With the door closed, the technician disconnects the opener and lifts the door by hand. A balanced door stays put partway up; a door that drops or rises points to the springs. Hardware inspection. Springs, lift cables and drums, rollers, hinges, track and mounting brackets are checked for wear, rust and impact damage, using the same points DASMA covers in checking a garage door for damage (opens in a new tab).
Opener and safety test. Travel limits, force settings, the automatic reverse and the photo-eye sensors near the floor.

Repair or Replace? How We Help You Decide

Most garage door problems are repairs. Springs, cables, rollers, hinges and most opener faults are replaceable parts, and fixing them is usually the better value. Replacement starts to make sense in a few specific cases:

The opener predates 1993. Federal rules for residential openers (16 CFR 1211, UL 325) (opens in a new tab) have required automatic reversing and entrapment protection since then. An opener with no photo-eyes should be replaced, not repaired; see garage door opener replacement.
Several panels are damaged. Bent, cracked or rusted-through sections, or a door hit hard enough that the sections no longer line up.
Parts are no longer made. When each repair becomes a workaround, a new door or opener is usually the better spend.
Repairs keep stacking up. A door that has needed springs, cables and an opener board in a short span may cost less to replace than to keep fixing.

When a Repair Becomes an Emergency

Stop using the door and call right away if a spring has snapped, a cable is hanging loose, the door is off its track, or it is stuck open and you cannot secure the house. How long does a typical garage door repair take?

Most common repairs are finished in a single visit, because the technician carries springs, cables, rollers and common opener parts. Jobs that need a special-order panel or an uncommon opener board take longer, and we tell you that with the estimate. Either way, you know exactly what is being done and what it costs before any work starts.

Why does my garage door open a few inches and then stop?

That is usually a broken spring. The springs carry most of the door's weight, so when one breaks, the opener senses the extra load and stops or reverses to protect itself. Less often it is a cable or a force setting. Do not keep pressing the button, because the opener can strip its gear or pull the door crooked.

Can I keep using my garage door if it is just noisy?

A noisy door usually still works, but noise is how wear announces itself. Grinding often means worn rollers, popping can mean a hinge or a spring near the end of its life, and a straining opener can mean the door is out of balance. Have it checked before a small part takes a larger one with it.

Is it worth repairing a garage door that is 20 years old?

Often, yes. Age alone is not the deciding factor. A solid steel door with sound panels can run for many more years with new springs, rollers and cables. If the panels are rusting through, parts are no longer made, or the opener lacks photo-eye sensors, replacement usually makes more sense. We show you what we find and let you decide.
