A Garage Door That Is Easy to Live With

A properly balanced garage door should lift by hand with modest effort and stay put partway up. If yours feels extremely heavy, slams down, or only opens a few inches, the springs are the likely cause, not the opener. Do not try to adjust springs or cables yourself; they hold heavy tension and are a job for a trained technician. Our broken garage door spring repair page explains what we do.

Balance matters most in a power outage. The red emergency release handle hangs about 6 feet above the floor; pulling it disconnects the opener so the door can be lifted by hand. Only pull it when the door is fully closed. A balanced door makes that manageable, and a heavy one is a sign to call us.

Battery backup takes the outage problem away. Many current openers can run on a backup battery when the power is out, so you can still open the door with the remote or keypad. The batteries typically need replacing every 2 to 5 years. If you want an opener with backup built in, see garage door opener replacement.

Quieter Openers and Rollers

A loud garage door is usually two problems: the opener drive and the rollers. Belt drive openers run much quieter than chain drive, which makes a difference when the garage sits next to a bedroom or living area. Our garage door openers page compares the drive types we install.

Older steel rollers without sealed bearings get louder as they wear and can wear flat. Nylon rollers with sealed ball bearings run quieter and are a modest job to swap. See garage door roller repair.

Keypads, Remotes and Smartphone Control

An outside keypad means you can get in without carrying a remote, and you can give a short-term code to a neighbor, house-watcher or service visitor and change it later. Keypads and remotes must match your opener's logic board, so many older remotes will not work with a newer opener; we bring compatible models.

Many current LiftMaster openers include myQ smartphone control, which lets you check and close the door from your phone, even from out of state. Some car buttons (HomeLink) need a compatibility bridge to work with newer LiftMaster openers. Our remotes and keypads page covers the options.

Leaving for the Summer? Book a Pre-Summer Check

Many Sun Lakes residents leave for the summer, and the garage door sits unwatched through the hardest months. Summer highs routinely exceed 110 degrees, and a closed garage gets hotter than that, which is hard on opener circuit boards and backup batteries. Monsoon season runs June 15 to September 30, according to the National Weather Service in Phoenix (opens in a new tab), and dust storms can coat the photo-eye sensors near the floor.

A pre-summer garage door tune-up before you leave covers it: we test the backup battery and replace it if it is near the end of its life, clean and align the photo-eyes, check balance, springs and cables, lubricate the moving parts, and look at the bottom seal. Before you go, give your house-watcher a keypad code you can change when you return.

Questions

Sun Lakes Garage Door Questions

I leave Sun Lakes for the summer. What should I do about the garage door before I go?

Book a check in the spring, before the heat sets in. We test the backup battery, clean and align the photo-eyes, check balance and springs, and lubricate the moving parts. Then set up a keypad code for whoever watches the house, and change it when you return. If your opener has smartphone control, you can check the door from wherever you are.

My garage door is hard to lift by hand when the power goes out. Is that normal?

No. With the door fully closed, pull the emergency release; a balanced door should then lift with modest effort. If it feels extremely heavy, the springs are likely worn or broken, and you should not keep lifting it. Call us to check the springs. An opener with battery backup also lets you open the door normally during an outage.

Can you make my garage door opener quieter?

Usually, yes. Belt drive openers are much quieter than chain drive, and worn steel rollers are often half the noise. Replacing them with nylon rollers with sealed bearings and lubricating the hardware can make a big difference on its own. We will tell you whether new rollers are enough or whether the opener itself is the problem.

Is a keypad or smartphone control worth adding?

For many Sun Lakes homeowners, yes. A keypad lets you get in without a remote and lets you give temporary codes to neighbors or visitors. Smartphone control on many current LiftMaster openers lets you check and close the door from anywhere, which helps if you travel. Both must be compatible with your opener, and we bring matching models.

Do you serve all of Sun Lakes, including Cottonwood, Oakwood, Ironwood and IronOaks?
